UBW Acquires 50-unit Development Project in Napa

Urban Building Workshop (UBW,) an architecture and real estate development firm based in San Francisco, in partnership with Partners Capital Solutions (PCS) is proud to announce the acquisition of Napa First Crossing, a 50-unit, multi-family development opportunity one mile west of downtown Napa, CA.

In a year that has challenged everyone, UBW’s architects and consultants redesigned and permitted badly needed rental housing on a site that had been unable to secure funding or start building for more than a decade.

None of this would have been possible without the steadfast commitment of our capital partner PCS, who never blinked despite several nationwide disruptions in 2020, and BLVD Residential, our strategic partner in property management, who advised us through near-constant shifts in the market.

UBW reconfigured the unit mix to include more two-bedroom/two-bath units, added laundry in all units, and provided direct-access parking. We reduced costs by modernizing floor plans, maximizing windows, and increasing ceiling height. We also optimized the project for near-net-zero energy usage and added electric-car charging stations.

We are grateful to our design team, which includes FTF Engineering, West Coast Civil, Emerald City Engineers, and MacNair Landscape Architecture.

PCS and UBW closed the purchase on December 29, 2020, and are preparing to break ground February 2021. UBW and BLVD will bring one-bedroom/one-bath and two-bedroom/two-bath market-rate units to lease in the first quarter of 2022.
